The person whose name appears on the Booking Form agrees to take full responsibility for ensuring that all the following Conditions of Let are adhered to by all members of the party.

Guests agree:

1. The property shall be used for holidays only. No subletting.
   
   
2. No Smoking is permitted inside the property.
   
   
3. To limit the number of people occupying the property to that stated in the brochure, website or booking form.
   
   
4. To pay a deposit of 20% of the total rental, which must be forwarded with the completed booking form. The deposit is non-returnable in the event of cancellation. If a booking is made less than 4 weeks before the start of the holiday, please send the full rent at the time of booking. The balance must be paid at least 4 weeks before arrival. In the event of failure to submit the balance 4 weeks before the date of entry, we reserve the right to re-let the property.
   
   
5. To notify any cancellation in writing to the owner. To agree that, in the event of Cancellation, while every effort will be made by the owner to re-let, if a substitute cannot be found, the Hirer will be responsible for paying for the period reserved for them. To safeguard against cancellation charges, we strongly recommend Cancellation Insurance. On request we can supply a Cancellation Plan Proposal Form to guests from within the UK or you can contact the insurers direct on this link www.cancellationplan.com.

6. To keep any pets under control at all times and accept liability for any damage caused. Dogs must be house trained, kept off the furniture and out of the bedrooms. They are not to be left alone in or near the property at anytime, unless specifically agreed with the property owners and must not be exercised in any fields where there is livestock. Fouling in the gardens should be cleared.
   
   
7. To undertake to leave the hired property secure, if left unoccupied during the period of let.
   
   
8. To accept that the responsibility of personal property of guests occupying the accommodation is solely theirs. All vehicles are left at guests’ risk. Also guests agree to absolve the Property Owner of any responsibility for any accident or mishap to persons or property whilst on the premises or whilst engaged in any activity therein, or from any illness or injury arising from any cause whatsoever.
   
   
9. To accept the owner’s right to refuse to hand over the property to any person deemed unsuitable to take charge. Causing a nuisance or disturbance to neighbours, unreasonable behaviour or disrupting the running of the farm, may result in the owner’ asking guests to leave.
   
   
10. To allow the owners or agents access to the property at all reasonable times.
    
    
11. Period of hire will start at 4.00 pm on changeover day, which is a Saturday, and expire at 10.00am on the last Saturday of the period booked. Otherwise by special arrangement.
    
    
12. To respect and look after their accommodation during their stay and to leave the property in a clean and tidy Condition. To notify and reimburse the owner for any breakages, loss or damage to the property during their occupation and to accept that the owners reserve the right to charge for any abnormal cleaning of the property that is deemed necessary.
